Abstract
The design of livable housing in Kedungsari Hamlet, Kemusu District, Boyolali Regency integrates local wisdom, such as traditional teak stilt-house construction, with modern agriculture through a Nutrient Film Technique (NFT) hydroponic system that distributes a thin layer of nutrient solution through pipes for water-efficient vertical farming. A building physics approach is applied to achieve optimal thermal comfort through cross ventilation, orientation toward prevailing winds, and the use of moisture-resistant materials such as lightweight concrete blocks, which are suitable for the tropical climate of Central Java. The design complies with the requirements of SNI 6197:2020 regarding lighting (120–250 lux), indoor temperature (25 ± 1°C), and relative humidity (40–60%). The proposed design also complies with Boyolali Regional Regulation No. 8 of 2019 concerning green belt protection by relocating 44 illegal substandard houses (RTLH) to a legal 3.06-hectare site. The new residential zone consists of one- to two-story housing units accommodating two to four households, while 25 existing legal houses are upgraded without relocation. The housing structures are designed to withstand landslide and seasonal flood risks through the use of stone masonry foundations, reinforced concrete columns and beams, and teak timber roof structures as an implementation of local architectural wisdom. Furthermore, a 1.74-hectare agricultural zone within the green belt is designated for NFT hydroponic production areas, including vertical farming and greenhouses, post-harvest drying facilities, rice storage, and agricultural education spaces, all integrated with a water-efficient micro-irrigation system to support a productive tourism village while preserving the hillside ecosystem. Overall, the design supports the development of a tourism village by implementing the 4A principles (Attraction, Accessibility, Amenities, and Accommodation), enabling visitors to experience and learn agricultural activities ranging from NFT hydroponics and rice cultivation to post-harvest processing. The livable houses and agricultural storage facilities incorporate traditional architectural elements to strengthen local identity, while the community hall adopts a traditional layout for communal activities and educational programs. This design enhances the economic productivity of local farmers through an efficient NFT farming system while maintaining the ecological balance of the hillside environment and conserving teak and eucalyptus vegetation
