Abstract

The development of the outskirts of Surakarta, particularly in Jaten District, has led to an increased demand for housing due to population growth and the phenomenon of urban sprawl. On the other hand, limited land availability and rising property prices call for housing solutions that are not only physically suitable but also economically affordable. This study aims to formulate a concept for the architectural reconfiguration of commercial housing areas in the R2 zone through adaptive and efficient affordable housing design strategies. The method used is descriptive-analytical with a design approach, involving literature review, field observations, and analysis of site conditions and spatial planning regulations. The data obtained is used as a basis for formulating a neighborhood design strategy that is contextual to social, economic, and environmental conditions. The results of the study indicate that the application of the affordable housing concept in commercial housing can be realized through efficient land use, cluster-based massing arrangements, and the integration of open spaces and neighborhood facilities. In addition, the design flexibility of residential units (expandable homes) serves as a key strategy for reducing initial costs without compromising future development potential. The resulting design concept emphasizes the integration of residential functions, efficient circulation, and a sustainable living environment. Thus, the architectural reconfiguration of the area not only enhances spatial efficiency but also offers an alternative for commercial housing development that is more responsive to community needs and the dynamics of suburban areas.
