Abstract

The development of subsidized housing is part of the government's effort to address the housing backlog through the 3 Million Housing Program. However, mass construction often neglects thermal comfort and privacy aspects, particularly in small-type houses prone to air circulation stagnation. This study aims to formulate the development concept of the 2.92-hectare Paloma Graha Wonogiri Residential area, emphasizing natural ventilation (cross ventilation) design and a thematic approach of Tropical-Defensive Islamic Architecture in Type 36 units. The method used is design research through literature study, field observation, precedent comparison, and design effectiveness validation testing using Computational Fluid Dynamics (CFD) digital simulation. The design results show that implementing cross ventilation through the use of a secondary skin (concrete roster) and high gable roof modification (stack effect) is proven by simulation to maintain visual privacy (hijab) while lowering indoor temperature without relying on mechanical cooling systems. On a macro scale, the area's masterplan is integrated with a centralized kindergarten (TK) educational facility and oriented towards easy access to regional mass transportation. Overall, this design produces a subsidized residential area that is adaptive to the tropical climate, territorially secure, energy-efficient, and ensures the quality of life for Low-Income Communities (MBR).
