Abstract
The increase in population growth and socio-economic activities in Banjaran District, Bandung Regency, has led to the conversion of agricultural land and open land into residential areas. This condition encourages changes in land use and settlement development that is increasingly rapid from year to year. These changes are not only influenced by housing needs, but also by the physical conditions of the area and the different levels of accessibility at each location. Therefore, research on the dynamics of land use change and the direction of settlement development is important to be carried out as a basis for sustainable regional planning. This study aims to analyze the dynamics of changes in land use in residential areas in Banjaran District during the 2014 and 2024 periods and analyze the spatial patterns of settlement development due to population growth. The research uses a quantitative approach with spatial analysis based on Geographic Information Systems (GIS). The data used are in the form of secondary data, land use maps, and the results of field observations that are analyzed to determine changes in land use and the direction of settlement development in the research area. The results of the study show that: 1) the dynamics of land use change in Banjaran District are characterized by a significant increase in the area of residential areas due to the conversion of agricultural land and open land. Settlement development tends to occur in lowland and sloping areas that have high accessibility, especially along the main road network and near the center of community activity; 2) the spatial pattern of settlement development shows a tendency to develop in a directional manner in the form of clusters that are connected to old settlements and follow the network of roads and centers of economic activity. Areas with supportive physical conditions develop faster, while areas with high slopes tend to continue to be used for agricultural activities. Based on these results, the development of settlements in Banjaran District is influenced by a combination of physical factors of the area, accessibility, and population dynamics.
