Abstract

Jambi Province has Jambi University where student development is increasing and certainly most students need housing needs. Boarding houses are a form of temporary housing that have affordable prices where boarding house rental prices will always change every year, boarding house rental prices themselves vary according to the needs of tenants both from the location and the facilities provided will also differ according to spatio-temporal. The purposes of this study were (1) to analyze the distribution of boarding houses around the Jambi University campus area and (2) to analyze the rental prices of boarding houses from 2012-2021. This type of research is a quantitative research. The population in this study were boarding house owners around the UNJA campus area. The sampling technique used was purposive sampling with a total sample of 60 samples. Methods of data collection in this study using interviews, questionnaires, observation and documentation. Methods of data analysis using the method of classification (grouping). The results showed that (1) the distribution locations were collected in 2 locations, namely the Mendalo Asri Settlement Complex and the Kemajuan Settlement Complex where there were 33 boarding houses of the total sample in the Mendalo Asri Settlement Complex and 17 boarding houses in the Kemajuan Settlement Complex with 10 boarding houses spread around the two settlement complexes (2) The cost of renting a boarding house is spatially influenced by the distance to the campus, the area of the boarding house and the type of boarding house. The closer the boarding house is to the campus, the more expensive the rental price will be, while the large room area will affect the increasingly expensive rental price. Standard kost types have medium-low rental prices, while elite kost types have moderate-expensive rental prices. The average rental price temporally in 2012 is 3,000,000/year, while in 2021, the average rental price is 4,150,000/year with an increase of 26% within 10 years. This research is expected to be a material consideration for those who want to build a boarding house service business so they can determine the rental price according to the conditions of the boarding house provided
