Abstract
Mapping land prices in Depok District is very necessary, considering that Depok District is an APY (Yogyakarta Settlement Agglomeration) area which functions as a National Activity Center. The aim of this research is a) to determine the ability of remote sensing and geographic information systems in extracting land use and land accessibility in determining land prices in Depok District, b) to analyze the distribution of land price classes into four classes, namely very high, high, medium, and low in Depok District, and c) compare the results of land price zoning with the Bhumi Atrbpn. The method used in this research is interpretation of Pleiades imagery to obtain land use extraction data which is then analyzed to determine land accessibility. The analysis used is a weighted tiered quantitative analysis with parameters such as land use, positive land accessibility, negative land accessibility and completeness of public facilities. The results of this research show that Pleiades imagery can be used in this research for land use extraction with an accuracy of 94.637%. The accuracy of the interpretation results is influenced by the interpreter's local knowledge. The results of mapping land prices are divided into four classes, namely a) Class I (Very High) with more than Rp. 19,000,001/m2 which has an area of 75,389 Ha spread over the ringroad area and is dominated by trade and service land use, b) Class II (High) has a price between Rp. 12,000,001/m2 – Rp. 19,000,000/m2 has an area of 1132,050 Ha located centrally on collector and local roads as well as some arterial roads, c) Class III (Medium) has a price between Rp. 7,000,001/m2 – Rp. 12,000,000/m2 has an area of 1786,034 Ha which is dominated by residential land use, and d) Class IV (Low) has a price between Rp. 2,000,000 – Rp. 7,000,000 has an area of 422,517 Ha with dominant negative land accessibility and land use in the form of rice fields and moors. A comparison of relative and normative land prices from Bhumi Atrbpn produces a suitable suitability of 67.084% and a non-suitability of 32.916% of the area area.
