Abstract
Urbanization is a process in the formation of urban areas in social, economic, cultural, political and physical aspects built, through urbanization description of population movement to the city. One of the impacts of urbanization is the Grogol District area, which is also one of the areas in the development stage of the Surakarta City area. Grogol sub-district is included in the sub-district that has a population density value of Sukoharjo district with various high economic activities, as well as the availability of social facilities and infrastructure, adequate transportation and good social and economic welfare conditions. The objectives of this research are 1) Analyzing the level of land capability to develop affordable housing areas, 2) Identifying Land Zoning Prices for the development of Low-Income Community (MBR) areas in Grogol sub-district based on spatial analysis. The method used in sampling in this study is Cluster Random Sampling, the determining factor is based on the accessibility factor, land capability, and land zone price. With tiered quantitative approach techniques and overlapping techniques. The results of the study The level of land capability produces 2 classifications with moderate development capability with a weighting processing value of 86, with an area of 1,940 and a rather high capability development classification resulting in a value of 119 with an area of 1,040.76 ha. 2. The land price zone for low-income people (MBR) from the price of Rp.100,000 to the maximum price of Rp.1000,000, for areas with an area for low-income people (MBR) is in the largest area in Parangjoro Village with an area of 252.37 ha has 3 classes of land price ranges ranging from Rp.100,000-Rp.200,000. 000-Rp.200,000, Rp.200,000-Rp.500,000-Rp.1,000,000, and for the smallest area in Banaran Village with an area of 0.2 ha has 2 classes of land price ranges ranging from Rp.200,000-Rp.500,000 and Rp.500,000-Rp.1,000,000. With the determination of locations for the development of housing areas for low-income people can provide recommendations in terms of area development in terms of accessibility factors, land capability factors and land price zone factors.
