Abstract
Jepara Regency has experienced development in the city center in the form of increasing urban space utilization, such as the trade and industrial sectors. Trade and industry can have a major effect on the physical spatial changes of cities, resulting in the growth of built-up land. This study aims to 1) analyze the physical and non-physical characteristics of Jepara Regency and 2) analyze the growth rate of built-up land in Jepara Regency. Research on the characteristics and growth of built-up land uses descriptive quantitative methods, spatial analysis, and scoring analysis. The results of the study revealed the growth characteristics of built-up land. Jepara Regency is dominated by a high population density. Areas with low population density tend to have rapid growth of built-up land. The sub-districts in Jepara Regency have been affected a lot by development because the Jepara Regency Government has created an economy as an economic center and an industrial center. Several sub-districts that are far from the city center are showing quite rapid development towards urbanization following the development of the city center, namely Jepara Sub-District as its nodal area where this development is also encouraged because of the position of Mlonggo, Kembang, Tahunan, Kedung, and Mayong Sub-Districts which also function as districts. passenger from downtown Jepara Regency, especially for residential and industrial purposes.
