Abstract

The sale and purchase of land is an agreement where the party who owns the land promises and binds himself to surrender his rights to the land in question to another party. One of the lands for sale is inherited land. Inherited land is land inherited by the heir or parents who will bequeath to the heirs. This study aims to determine the process of buying and selling inherited land in Sragen Regency and to find out the rights and obligations of the parties. He approach method used is based on legal research, namely using a normative approach, because the research to be studied is the rule of law, legal principles, and legal aspects of the process of buying and selling inheritance land in Sragen Regency. This research is descriptive research. The results of the study state that the process of buying and selling inherited land can be carried out immediately if all heirs have agreed to sell the inherited land and can fulfill all the requirements for land registration. However, if one of the heirs does not agree that the transfer of rights will be carried out first, during the transfer of rights process the PPAT will make a PJB deed. After the transfer of rights is complete, the parties an sign the AJB. The signing of the AJB gave birth to rights and obligations for both parties who signed it.
