Abstract
Rental Office is a room or building as a place to carry out administrative activities for each company or user within a certain period according to the mutual agreement between the user and the owner. Shopping Center is a retail store complex and facilities planned as an integrated group to provide maximum shopping convenience to customers. Rental Office and Shopping Center located in the city of Surakarta where rental offices are still very few, even if there is a type of rental office single tenancy floor, which means one building for one tenant with a certain period. The multy tenancy floor rental office, which is a rented office that every floor of the building is rented by several tenants with the same leased space as the area of the single tenancy floor, can be said to no longer exist in Surakarta. The lack of office facilities in Surakarta makes entrepreneurs use private houses or shop houses that are rented to become an office with all the limitations of facilities that support office operations. The development sector in Indonesia absorbs 51% of the world's energy resources, even in Indonesia, this sector is responsible for 50% of total energy expenditure, and more than 70% of electricity consumption as a whole. The application of the Zero Energy Building concept is to reduce energy use by utilizing the energy potential around the environment such as solar energy, with technological innovations to create comfort for users without using excessive energy.
