Abstract

The population density in Yogyakarta causes the development of the city that leads to the area around the city of Yogyakarta the direction of the growth towards to southern Yogyakarta. Kasihan District is one of the districts prepared by the government as a buffer zone for the development of the Yogyakarta City in west and south area. This condition causes the increase of land prices in Kasihan District. The purpose of this study was to analyze land prices based on the land values in Kasihan subdistrict area and to analyze the dominant factors affecting the distribution of land prices in Kasihan subdistrict area. This research was conducted using the scoring method to produce the value on each land. The parameters used in this study are positive land accessibility, negative land accessibility, utilities completeness and land use. Regional approach was used to analyze the result of this study which emphasized on the object area. This research used remote sensing data that were taken by using the Kasihan District’s Pleiades. The data were used to identify the land used in Yogyakarta. The data were assisted with secondary data obtained from related agencies. The result of this research showed that Kasihan District has 3 land price classes, namely low, medium and high land price classes. The low land price class has the highest area of 1650.1 ha or 51% compared to the total land area in Kasihan District, while the medium land price class has an area of 1326.1 ha or 41% compared to the total land area and the high land price class has 225 hectares or 7% compared to the total area of land. The dominant factor affecting land prices in Kasihan District was the accessibility of positive land such as roads and activity centers.
