Abstract

Abstract Increasing population and economic growth have caused people to need a place to meet those needs. Investment in residential property and shop houses is the answer to today's needs. This is because the value of the investment is increasing every year. The property business is the prima donna for investors to do business because it is not only to meet the needs of the community but also to bring high profits to investors. In the analysis process the research is divided into several stages, including primary and secondary data collection and then distributing questionnaires, the results of respondents later grouped to be tested for data feasibility, then economic analysis. The area of land used 6630 m2 is planned for a total of 44 units, houses 35 units and 9 shop houses. Based on the results of the calculation of PP occurring at 20 Months 7 Days, the ROI after tax is 3,75 % per month 45,058 % per year, the NPV is (+) Rp. 3.013.202.088,79 (IRR) is worth 53.7%> 12.98%, BCR is 1.41> 1, BEP occurs when 35 units of items are sold, IP is 1.41> 1. Based on these results it can be concluded that investment in the village of Gagaksipat, Ngemplak Subdistrict, Boyolali Regency is feasible. Keywords : Investment, Planning, Economic Analysis
