Abstract

A comfortable and safe residence is an important requirement for the community in this global era. And housing is the solution to residential problems in modern society. Boyolali Regency is an area that has a high level of economic growth and development. Increased economy and development in Boyolali District, which has led to increasing housing and shopping centers.hence the need for an innovation offering a residential housing with a comfortable and conducive atmosphere, with shopping / shopping facilities (shop houses). And this is an investment opportunity in the residential property sector in the area. Before conducting an investment, a study is needed, the purpose of this study is to find out how high the demand for housing and shop houses is, and how much the investment plans for housing and shophouses are in Guwokajen Village, Sawit District, Boyolali Regency. And reviewing whether or not economic factors are feasible, planning housing investment and shop houses in the area. Then analyze the economic studies of housing investment and shop houses using the NPV, IRR, BCR, IP, PP, ROI and BEP methods. From the results of economic analysis used the NPV value of 2.393.873.722.81. The IRR is 12.98%> 12%, and the BCR value is 1.45> 1, IP value 1.45> 1, PP for 28 months 21 days, ROI value before tax of 3.45% per month = 41.44% per year while the value of ROI after tax is 3.11% per month = 37.3%, and BEP occurs when it sells 35 units. With the above analysis it can be concluded that the village of Guwokajen, SawitSubdistrict, Boyolali Regency is feasible to do a housing investment and shop house.
