Abstract

Shophouses and Officehouses are the most important needs for every individual human being, which is a haven, business place, shelter, office space and community. In this investment planning begins by looking for primary and secondary data and then distributing questionnaires, then managed with the help of SPSS program. The economic analysis test which includes Payback Period (PP), Return On Investment (ROI), Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), Break event Point (BEP), Profitability Index (IP). Based on the results of the calculation of the discussion I obtained PP occurred on 27 Months 22 Day, ROI after tax was 6, 235 % per month = 74,826 % per year, NPV of (+) Rp. 184.734.334.830,25, (IRR) worth 86,165% > 12 %, BCR is 2,09> 1, BEP occurs when 11 units of shophouses and 4 units officehouses are sold, IP is 2,09> 1, with the advantage of Rp. 198.976.443.476,69.
