Abstract
Property business is increasingly prevalent in Indonesia. The property business is growing rapidly with many interests in the residence caused by an increased population. Population growth in Salatiga Regency has increased by around 22% last year, given the housing and residential investment opportunity that incorporate residential and commercial areas in residential areas in Kauman Kidul Village, Sidorejo District, Salatiga Regency. In the research analysis process is divided into several stages, including primary and secondary data collection and then the distribution of questionnaires, research results are then grouped to test the feasibility of data, then economic analysis. The land used 8400 m2 is planned with a total of 58 units, houses 48 units and 10 units of shop. Based on the results of the calculation of PP occurs on 20 Months 12 Days, ROI after taxes worth 3,44 % per month = 41.241 % per year, NPV is (+) Rp. 1.647.541.591,31 (IRR) is worth 24,7% > 12,98%, BCR 1,11 > 1, BEP occurs when 48 units of items are sold, IP is 1.11 > 1. Based on these results it can be concluded that investment in Kauman Kidul Village, Sidorejo District, Salatiga Regency is worth doing.
