Abstract

Planning has a very vital role in the success or failure of a desire, including the desire in investment. Investment planning must be done with maximum too, because from a plan we could see how if the investment that already done was successful or not. From the research that was conducted in Metuk village, Mojosongo sub-district, Boyolali district, which is planned to be built in a residential area and shop house. From the results of the questionnaire, it was concluded that the interest of consumer in a house building and shop houses was very high, so it becomes a distinctive carrying capacity for the plan. With a land area of 6215 m2 large enough for the categories of housing, and the location of strategic planning can help make it easier in terms of its marketing. On the other hand, there is the choice of the type of building being offered 45/70 m2, 50/80 m2 type home, and 120/87 m2 type shophouse, so it could be a solution to the needs of various communities of house or shophouse is desirable at this time. After the financial analysis and economic studies produce that the benefits obtained by using own capital money is Rp. 2,531,351,308.00. Based on the results of the financial flow analysis and economic studies, it can be concluded that residential construction and shop houses "AKHYAR RESIDENCE" can be carried out because they fulfill the requirements.
