Abstract

Residential or residence is a basic requirement for the life of every individual either individually or in groups. A dwelling or residence basically serves as a shelter such as from rain or from the sun, but also as a place to rest, a place to gather with relatives and family. The need for houses in Kartasura is quite high because of its strategic location near the center of Surakarta and close to other districts such as Klaten, Boyolali and Karanganyar districts. This research was conducted with the aim to find out how big the level of community needs in Kartasura sub-district, to find out how much investment needed for housing construction, and to know whether or not the housing investment in Wirogunan village of Kartasura sub-district is needed. Investment feasibility study to determine whether or not feasible investment based on financial and economic aspects. The analytical tools used to measure feasibility are NPV, IRR, BCR, IP, PP, ROI and BEP. From result of economic analysis used got result of value of NPV equal to Rp 3.534.953.706,33, IRR value equal to 12.1715 %> 12, value of BCR equal to 1.17 > 1, IP value 1,26 > 1, PP value 8 month 17 day at annual flow Cash with a fixed amount while the value of PP for 9 months 23 days on annual cash flow amounts not fixed, the value of ROI of 4.77% per month = 57.27% per year, BEP value can be achieved sales of residential units sold as many as 12 units of houses. From these results can be concluded that investment in Wirogunan Village, District Kartasura, Sukoharjo District can be accepted and implemented.
