Abstract

The need for housing in Jumapolo is high in line with technological developments and population growth, in Jumapolo precisely in Jumapolo Village, Jumapolo Sub-district, Karanganyar Regency, becoming a high investment opportunity place for residential investment in Gezelling Residendce due to its location near education and shopping center. A feasibility study is conducted to determine whether or not an investment is feasible. This research was conducted with 7 stages. I: primary data collection and secondary data. II; Literacy study. III; Distribution of questionnaires, IV; Data processing questionnaire. V; Grouping of data and perancaggan. VI; Analysis with economic studies, VII; conclusions and recommendations. Conclusion with a land area of 5995 m2 planned 36 housing units. The interest rate of 8.06% obtained PP value with annual cash flow is not fixed that is 20 months 23 days. ROI before tax 53,624% per year, ROI value after tax 48,262% per year. NPV is positive, Rp 1.614.868.616,31; IRR = 19,934%, BCR = 1.103, and the BEP was achieved when the sale of the house sold 28 units. Thus, housing investment planning in Jumapolo Village Jumapolo District Karanganyar Regency,feasible to be implemented.
