Abstract
Need a house in Kartasura is high, Because of its location that borders on other areas such as the city of solo, klaten, boyolali and karanganyar. it is certainly becoming a business opportunity in the form of Investment Construction Townhouse. Field review was conducted in order to find out the condition of the residential land will be planned as a means of investment. The seven stages of the analysis used in the study, namely: I; primary data collection and secondary data. II; literatuer studies. III; deployment questionnaire, IV; questionnaire data processing. V; grouping data and planning. Vi; analysis with economic studies, VII; conclusions and suggestions. conclusion with land area 7,989 m2 planned 53 housing units. With interest rates of Corporation Bank BRI 10.5% gained time return on investment (PP) for 18 months and 29 days. The value of ROI of 53,35% per year, ROI after tax of 48,02% per year. NPV is positive, the Rp 1.262.191.050,22; IRR of 16,84%; BCR of 1,07 and IP Value of 1,07; as well as the break-even point (BEP) is met when the unit of the House being sold for as much as 41 units. So to do the investment planning inthe location of the village of Gumpang sub-district of Kartasura, stated deserves to be implemented
