Abstract

The need for home is the basic needs (home needs) to humans after food and clothing. Each individual will give priority to the fulfillment of basic needs than secondary need, so did the need for home. Rembang Regency is one of the located Friday at a crossing line Intercity landline transportsi and between the province with economic growth and the rate of population growth is high enough. It makes the emergence of a promising investment opportunities in the form of residential development investment in Rembang. This research aims to find out how large a House request, how much total investment plan as well as the type of cluster housing development worth at least investment planning housing in sidowayah village of rembang according to aspects of financial management. Analytical tools used to measure the degree of appropriateness is the NPV, IRR, BCR, IP, GR, ROI and BEP. Economic analysis of the results obtained as a result of the used values of the NPV of $ 496,184,233.00, IRR value of 12.042% > 12%, the value of BCR 1,042 > 1, IP value of 1,042 > 1, PP values of 22 months 4 days, values of 4.77% ROI per month 57.24% per year, the value of BEP 12 sales of housing units. From those results can be drawn the conclusion that investment in sidowayah village of rembang.
