Abstract
Land value was the value of the land capability in terms of economic potential. High or low value of land have been affected by several factors among which land use, distance to positiveaccessibility, the level of completeness of utilities in the region as well as the distance to negativeaccessibility. Extraction for get the data to land valuefactor one of which can be using by technologyof remote sensing and geographic information systems.This research aims to: (1) estimatespread of landvalue in the research area. (2) analyzing the dominant factors that cause land value variationsin the research area.The method used is extraction of remote sensing data were overlay analyzed of all parameters land values with tiered quantitative approach, then conducted a field survey to determineland price estimateof land value classification results in theNgawi District.The results showed majority of the land value in Ngawi District is dominated by the class IV, class of land values were the percentage of 65.14%. Class I with very high land values has the smallest area is 0.09% while the class II with high land values have a percentage of 4.50% and class III with average land values have a percentage of 30.27%.The dominant factors that affect the increasing of land value is land use factor that often show the high value of dignity than other factor in land value.
