Abstract
Land prices can be known through remote sensing data approaches, one of which is aerial photography using parameters such as land use data, positive land accessibility, negative land accessibility, and completeness of public facilities. The land price is in the form of relative land price because the resulting value is in the form of low-high class, so comparative data is needed as a reference in the form of normative land prices from land value zone data. This study aims to (1) analyze the distribution of land prices relative to normative land prices and (2) analyze the spatial suitability of land prices in Magelang Tengah District. The method used in this research is quantitative analysis of weighted tiers of all land price parameters and overlaying to determine the relative distribution of land prices, field surveys to determine the accuracy of land use interpretation, and overlay analysis between relative land prices and normative land prices to determine suitability. land prices in Central Magelang District. Normative land prices from land value zone data are data issued by the Ministry of Agrarian and Spatial Planning / National Land Agency. The distribution of land prices is relatively divided into three classes, namely low class covering an area of 104.36 ha, medium class covering an area of 299.67 ha, and high class covering an area of 122.98 ha. Kimirejo Village, which is located in the city center and has high accessibility and high completeness of public facilities, has a relatively high land price area. The distribution of normative land prices also has three classes with the dominant high class being in Kimirejo Village. The spatial suitability of land prices resulted in a suitable class of 46.44%, a class that did not match 46.98% and a class with no data covering an area of 6.58% of the total area.
