Abstract
Colomadu District is a subdistrict located on the outskirts of Surakarta that has grown rapidly over the past 10 years, the district is experiencing the development of perumukiman due to the flow of urbanization. The increasing development of settlements in Colomadu Subdistrict with an area of 15.64 km2 was conducted with the aim of: Analyze the distribution and pattern of settlement development in Colomadu District in 2010 to 2020 as well as the dominant factors that affect the development of settlements in the district with descriptive methods. The data collection techniques in this study are: (1) primary data collection conducted directly including: (a) geo-eye image capture 1 in 2010 and 2020, (b) field observation, (c) interviews with researchers in Colomadu Subdistrict conducted by sampling cluster; (2) secondary data collection taken from government agencies; (3) Documentation. Data analysis techniques are carried out on maps that have been overlayed by describing it using the analysis of the nearest neighbors to find out the pattern of settlements, and associate both analyses with the dominant factors that influence the development of settlements. The results of the study are that the distribution of settlements is influenced by vacant land, shrubs, and rice fields which are the biggest changes that form the pattern of distribution of settlement development throughout the village is clustering, but there are villages that have random patterns. The dominant factors that affect the development of settlements that occur in Colomadu Subdistrict are: (1) strategic location, where Colomadu District is built by many small businesses and large businesses along Adi sucipto road and Adi Soemarmo road, (2) there is still available land and cheap land prices, where the price of land in Colomadu Subdistrict is compared to the price of land in Surakarta City, (3) adequate economic and social factors.
