Abstract

Land value is the value of land capability that is viewed in terms of economic potential. The high and low values of a land are influenced by several factors including land use, distance to positive accessibility, level of completeness of utilities in an area, and distance to negative accessibility. Data extraction for land value factors can be done by utilizing remote sensing technology and Geographic Information Systems. This study aims to: (1) analyze the level of land values in Depok District Sleman Regency with overlay and rating methods, and (2) find out the dominant factors that can affect the value of land in Depok District, Sleman Regency. The research method used remote sensing data extraction methods to obtain land value parameter data, such as land use, positive accessibility, negative accessibility and public utilities which were then analyzed by overlapping or overlaying all land value parameters and scoring and ranking on land value parameters. The results of the overlay analysis produced a map of land values in Depok Subdistrict. The dominant factor affecting the value of land in Depok Subdistrict can be seen by considering the parameters that have the highest value and most appear in each class of land values. The results showed that most of the land values in Depok Subdistrict were dominated by medium class land values with a percentage of 63.8%, while for high class land values had a percentage of 16.8%, low grade land value classes had a percentage of 19.39%. The value of the class land being located is spread throughout Depok Sub-District and has a land price of between Rp. 7,000,000 up to Rp. 13,500,000.00. The dominant factor that influences the high value of land in Depok District is land use factors with a percentage of 28% of the total value of the land value parameters with the highest number of housing and industrial property.
