Abstract

The development of development in each year has increased progressively. One of the aspects of development is meeting the needs of the board for the community. However, this is not comparable between the provision of housing construction or residential areas with population growth that has experienced a sharp increase. This has resulted in a considerable gap in the management of existing housing and settlements. The higher the population growth, the higher the level of community need for a home. Klaten Regency still needs a housing and settlement area that can be said to be feasible for the community to live in. The need for housing for the people of Klaten Regency is still not fulfilled and coupled with the lack of development of decent housing and settlement areas for its residents in the Klaten Regency. With the aim of planning and designing a real estate area aimed at the community, especially in Klaten Regency to increase the need for shelter and also create a comfortable, safe and decent residential area by considering related aspects and applying passive design architecture in the region This real estate is suitable and can have a good impact on users, the community and the surrounding environment. Analysis of the approach and concept of Real Estate Zone planning and design in Klaten Regency includes macro (environment, city, or region) and micro analysis including: site location, achievement, circulation, view, noise, climatology, orientation, mass, space, appearance interior and exterior, structure, utilities, and emphasis on architectural approaches which can then become guidelines in design. The result of the sensitization to the architectural approach used is passive design architecture wherein the sustainability architecture approach uses design as a human helper in obtaining thermal comfort inside the building. This approach is also very suitable for use in the Indonesian climate, which is a humid tropical climate where the building temperature is relatively high.
