Abstract
Houses and shophouses are the most important needs for every human being, where they become shelters, business places, shelters, offices, and communities. In this investment planning begins with looking for primary and secondary data and then distributing questionnaires, then managed with the SPSS program. The economic analysis test which includes Payback Period (PP), Return On Investment (ROI), Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), Break event Point (BEP), Profitability Index (IP). Based on the results of alternative calculations I obtained PP occurred on 20 Months 9 Days, ROI after tax was 5.058% per month = 60.689% per year, NPV of (+) Rp 210.068.298, -, (IRR) worth 12.94%> 12 %, BCR is 1.01> 1, BEP occurs when 16 units of houses are sold, IP is 1.01> 1, with the advantage of Rp. 1,776,481,849, -. Whereas from alternative II obtained PP occurs in 20 Months 14 Days, ROI after tax is 5,058% per month = 60,698% per year, NPV is (+) Rp 2,134,031,798, -, (IRR) worth 22,16%> 12% , BCR is 1.11> 1, BEP occurs when 18 housing units are sold, IP is 1.11> 1, profit is RP. 1,944,882,999, and alternative III Rp. 872,480,700.
