Abstract

The high change of land use has unwittingly become issues that need to be noticed in development activities. This is due to the increasing demand for land driven by increasingly population growth. The condition of land that has a fixed area is not balanced with the ever-increasing number of inhabitants thus giving the effect of limited land to provide human needs and then impact on the demand for land that increases and correlates with the higher value of land. Grogol sub-district, which was originally dominated by agricultural areas, gradually shifted into tourist areas, settlements, shopping centers, hotels, hospitals, education and industry. This led to Grogol Sub-district experiencing rapid growth and a significant increase in land value in recent years. So the purpose of this research is to (1) analyze the distribution of land value and (2) analyze the relationship of land use type with the value of land in Grogol Subdistrict. The value of land is obtained from the overlay analysis of all parameters of land value using a weighted tiered quantitative approach. The step is to multiply each parameter by the weight of the comparator then sum it up, where the parameter of the land value includes land use, positive accessibility, negative accessibility and public facilities obtained from the utilization of PJ data. The result of overlay analysis resulted in a tentative map of the distribution of land values that will be analyzed descriptively qualitative. The analytical unit used in this study focuses on 14 villages in Grogol Subdistrict where the influence variable is land use type and the influencial variable is the value of land. The correlation between the land value of each village and the type of land use can be determined by simple correlation analysis based on percentage data of the land value of each village with the percentage of land use in the village. The results showed that the distribution of land value in Grogol Sub-district was dominated by low land value class which was 48.5%. Spread predominantly on the south side of the sub-district include Parangjoro Village and Pandeyan Village. For the medium land value class has a percentage of 33.2% and spread evenly in the central and northern parts of the district include Cemani Village, Gedangan Village and Grogol Village. While for the high land value class become the least class of its spread is only 18.3% and its distribution is more focused on the middle side of the sub-district includes Madegondo Village and Kwarasan Village. The result of correlation analysis between land use type and land value indicates that the type of land use of trade and service has a strong correlation with land value, evidenced from simple correlation processing using SPSS.
