Abstract
The rapid urban development in Bekasi Regency as a major center of industry, trade, and services in the Jabodetabek region has significantly increased the demand for office facilities, commercial spaces, and integrated public areas. However, fragmented and uncoordinated development patterns may lead to inefficient land use and declining environtmental quality. Therefore, an architectural design approach is required to integrate multiple functions within a unfied development while incorporating suistainbility principles. This study aims to produce an architectural design concept for a urban lifestyle hub that integrates office, retail, and public space functions within Cikarang Utara District, while simultaneously applying green building principles in accordance with the Green Building Council Indonesia (GBCI) Greenship standards. The selected site is located on Jalan Haji Usmar Ismail, Simpangan, covering approximately 13.800 m2, within a high-intensity mixed-use zone managed by PT Jababeka Tbk. The design consept adpots a podium-tower configuration, where the podium accomodates commercial and public space functions, while the tower vertically houses office functions. The green building approach is realized through the application of six GBCI Greenship criteria: appropriate site development, energy efficiency, water conservation, material cycle, indoor health and comfort, and building environtment management. Key strategies applied include a rainwater harvesting system, natural ventilation and daylightning, low-emissivity glass, solar panels, a sky garden, and Building Management System (BMS). The design outcomes demonstrate that the integration of mixed-use functions with a green building approach is capable of addressing urban spatial needs while simultaneously contributing to improved environtmental quality and regional sustainability.
