Abstract
The management of boarding house rooms that still relies on manual methods often gives rise to various challenges,including inaccuracies in recording tenant data,difficulties in monitoring room availability, and delays in documenting payment transactions. This situation is also experienced by Kost Lero, where the handling of tenant data and rental transactions continues to depend on conventional approaches, resulting in management that has yet to operate effectively. On this basis, the present study was designed with the aim of developing a web-based application to optimize tenant management at Kost Lero. In its development process, the Waterfall method was employed, encompassing the stages of requirements analysis, system design, implementation, testing, and maintenance. System testing was carried out through two approaches, namely Black Box Testing to verify system functionality, and a System Usability Scale (SUS) questionnaire to assess the ease of use of the application from the user's perspective. Based on the test results, the system was proven to run smoothly without any significant errors, and obtained a System Usability Scale (SUS) score of 76.25, which falls under the "Good" and "Acceptable" categories. The outcome of this research is a web-based boarding house rental application that is capable of supporting boarding house owners in managing tenant data more effectively while also simplifying the recording of every rental transaction.
