Abstract

The Design of Arunika Tower Office Building for Lease in Simpang Lima, Semarang with Energy Efficiency Approach is a response to the need for commercial building development that contributes to carbon emission reduction. The commercial building sector in Indonesia consumes 37.5% of total national energy usage, with air conditioning systems consuming 45-70% and artificial lighting 20-30%. The objective of this planning is to produce a prototype office building for lease in the Simpang Lima Semarang area that is responsive to humid tropical climate, integrating innovative facade systems combining Light shelf and secondary skin, and implementing energy-saving design strategies to achieve optimal energy efficiency up to 40%. Arunika Tower is designed as a prototype 14-story office building with a total area of 42,000 m² implementing three main energy efficiency strategies: (1) innovative facade system combining Light shelf and secondary skin to maximize natural lighting while minimizing heat gain, (2) integrated mass configuration with green Sky bridge as communal space that enhances air circulation, and (3) internal space arrangement with open plan office concept that facilitates natural light penetration and even air distribution. Through the integration of these three strategies, this building is projected to achieve energy savings up to 40%, making it a model implementation of energy-efficient design for commercial buildings in tropical climate regions.
