Abstract
This research discusses the mechanism of buying and selling freehold land which is an important legal process in property ownership. Selling freehold land involves a complex series of steps including preparation of legal documents, verification of land ownership, and completion of the transaction. This study describes the main stages in the process of buying and selling freehold land, starting from negotiations between the seller and buyer to signing the sale and purchase deed before a notary or authorized official. This procedure involves checking the legality of land ownership to ensure that the seller has the right to sell the land. Apart from that, this research also pays attention to tax aspects related to buying and selling freehold land transactions as well as legal regulations governing the protection of the rights of buyers and sellers. The role of various parties such as property agents, lawyers and notaries in facilitating this process is also analyzed. . The research results show that in the land trading process, the presence of the village head as a witness is something that is considered common. Apart from that, making a land sale and purchase deed is carried out by processing all data related to attempts to transfer land rights, and must be registered with the land office for a maximum duration of seven days from the time the sale and purchase deed is signed. In situations where residents report land sales without going through PPAT, the sub-district head will provide advice on immediately reversing the name of the land through a legal process involving PPAT.
