Abstract

The rapid population growth and development in Central Metro District is certainly followed by the provision of social and economic facilities needed, in order to support the lives of the surrounding population in improving social welfare. As the population increases, the need for land will increase and the land can have an increased land value as the need for land increases. Land value is a type of land use that can be influenced by objects such as buildings, rice fields, fields located within the scope of an area or around it, the influence of land use, land value can be based on the factor of where the land is located. This research is about land value analysis with the aim of 1) Mapping the land value of Metro Pusat Subdistrict, 2) Analyzing the land distribution of Central Metro Subdistrict, 3) Analyzing the determining factors that affect land value in Central Metro Subdistrict. This research method uses quantitative descriptive method. The results of the study found that land value in Central Metro District consists of very low, low, medium, high and very high land value classes, land agglomeration process in 2 determining the value of land use how utilization to determine the economic value of a land with aspects that affect the value of land that has a good accessibility location distance from processing benchmark data there are results including factors of land use
