Abstract

The population in Rembang District has been increasing each year, with a population growth rate of 1.8% between the years 2011 and 2022. The population growth over the past 11 years has resulted in an increased demand for housing, leading to the issue of imbalanced land availability and housing needs. The development of residential areas needs to consider factors such as the physical condition of the land, infrastructure facilities, and utilities. The objectives of this study are: (1) to analyze the distribution and suitability of land for residential areas in Rembang District using the Analytical Hierarchy Process method, and (2) to evaluate the distribution and suitability of land for residential areas in Rembang District. This study utilizes secondary data analysis obtained from the Department of Public Works and Spatial Planning (DPUTARU) of Rembang Regency in the form of shapefiles, including road networks, slope gradients, land use, flood vulnerability, electrical utility networks, clean water utility networks, public education facilities, and public health facilities. The validation of the secondary data was conducted on land use data by updating it using the 2022 Pleiades image. The spatial analysis includes mapping parameter analysis, scoring for each parameter, and overlay analysis. The weighting of each parameter is determined by comparing relevant research journal articles to obtain the required parameter weight values using the Analytical Hierarchy Process (AHP) method. Each parameter, after being scored and weighted, will undergo an overlay intersect analysis to generate a total score, which will then be classified. The results of this study yield four classes of land suitability for residential areas. The "very suitable" class covers an area of 1,898.44 hectares or 27.76%, mostly distributed in the central part of Rembang Regency. These areas have supportive parameters and no significant limiting factors. The "moderately suitable" class is the largest, covering an area of 3,876.5 hectares or 60.9%, predominantly located in the eastern part of Rembang District. These areas have several supportive parameters and few limiting factors. The "marginally suitable" class covers an area of 333.6 hectares or 5.60%, mostly found in the western part of Rembang District. These areas have moderate limiting factors that can still be overcome. The "not suitable" class, with the smallest area of 158.27 hectares or 2.49%, is primarily located in the westernmost part of Rembang District. These areas have multiple parameters that are unsuitable for residential use.
