Abstract

Home is one of the basic necessities of humans after food and clothing, a place where we can take shelter and where we get our first education. Every society in Indonesia has different economic capabilities, where this will have an impact on the demand for the types of houses that are needed by this diverse community. Ngawi Regency is a city located on the border between cities and between provinces and is on a fairly high land transportation route. With economic growth that continues to increase because it has become a national rice granary, which is accompanied by a fairly high growth in society. However, it still has open land which is still very large and has not been functioning properly. It is located on the border and also close to the new toll gate which is connected to the tiger. This has made the emergence of a promising investment opportunity in the form of investment in housing development in Ngawi Regency, especially in the Mantingan district. This study aims to determine the type of housing unit that is most in demand by the community, and how much is the total investment cost of cluster housing development and whether or not housing investment planning is feasible in the village of Mantingan, Mantingan district, Ngawi district. The analysis used to measure the feasibility level is NPV, IRR, BCR, IP, PP, ROI and BEP. From the results of the economic analysis used, the NPV results were Rp. . 2.240.790,64. BCR value of 1 = 1. IO value of 1.05> 1. PP value of 15 months 15 days. IRR value of 7.07%> 7%. ROI value of 5.09% per month = 61.11% per year. The BEP value is 18 housing unit sales. From these results it can be concluded that the investment in the village of Mantingan, Ngawi Regency is acceptable.
