Abstract

Juwana District is an area that is experiencing development. This development is marked by changes in land use based on the increasing amount of community land needs. This increase in demand has an effect on rising land prices. This study aims to analyze the distribution of land values and land prices in Juwana District and determine the dominant factors that influence land prices. The method used in this research is a survey to test the validity of the interpretation and stratified purposive sampling to determine the price of the land. The results of this study are a map of the distribution of land prices in Juwana District which is classified into 3 classes, namely low, medium and high. For the low class, there are 76.46% or 4767.32 ha of the total area of the Juwana District. There are 20.52% or 1279.38 ha of the middle class area of the Juwana District area. As for the high class, there are 3.02% or 188.40 ha of the total area of the Juwana District. The dominant factor that influences land prices in Juwana District is a positive land accessibility parameter.
