Abstract

Home Ownership Credit (KPR) debtors who, due to economic needs or other reasons, default on home loans through Home Ownership Loans (KPR) at the State Savings Bank, the problem of default debtors is already familiar to the banks that finance the home loans, the end of the problem of default debtors is the seizure of land and houses which are collateral for home loans. State Savings Bank (BTN). Because the bank itself does not want to lose the debtor's default, an auction of the house previously owned by the debtor has been auctioned by the bank because it cannot fulfill its duties. The research method uses a descriptive sociological juridical approach. Using types of primary data and secondary data. Data collection techniques used through library studies, observation and interviews. By using descriptive qualitative data analysis. The results of the study can be concluded that: 1) The process of the agreement on the Home Ownership Loan (KPR) at the BTN Branch of the Klaten Branch includes three stages. The first stage is the interview stage between the debtor and the state Savings Bank. The second stage is the stage of credit development in this stage, reconciliation or confirmation will be held, the purpose of which is to avoid things that are not desirable in terms of errors in the installment bookkeeping. The third stage is the stage of credit rescue, in this stage the BTN (Persero) Branch of Klaten makes a statement declaring the ability to pay, with the aim that the debtor acknowledges the existence of a loan, in this case the debtor is asked to pay arrears in a certain period. 2) The auction of housing loans (mortgage) due to default debtors at PT. Bank of Klaten State Savings Bank as follows. a) Auction through KP2LN. b) Auction through the Klaten District Court
