Abstract

The lack of tourism places is a complicated problem in a city or district. Tourism is one of the industrial fields that can increase the income of the country and regional income. One example of a place of tourism is Waterboom. Many families and communities are interested in playing at Waterboom at weekends and when the holidays arrive. To increase regional income and provide a place of recreation for the community, analysis and planning for the construction of tourist attractions and water parks in the city of Blora is necessary. Development planning and economic analysis of tourist attractions and water parks is done by planning the use of land that will be used as tourism vehicles. Detailed drawing of work drawings and calculation of work volume and Cost Budget Plan. Then an economic study of investment is carried out. The planning results show that the expenditure costs are Rp. 72.015.733.000,00 and determined the initial price of the entrance gate ticket Rp. 5,000.00; Ticket Waterboom Rp. 70,000.00; Ticket Trail Arena Rp. 30,000.00; AirsoftGun ticket Rp. 75,000.00; Mini Farm Ticket Rp. 30,000.00. In addition, a BOT agreement with the government was carried out, and it was decided that within 45 years it would be handed over to the government. The total income earned for 45 years is Rp. 8,520,315,150,000.00. The results of economic studies show that investment is feasible with payback period of 8 years 7 days with an annual cash flow with a fixed amount and 23 years 1 month 17 days with an annual cash flow with a unfixed amount; the value of NPV = Rp 1.998.566.218.430,56; BCR value = 10,37; IRR value = 4996.07 %; NPV = 0 occurs at 9 years 10 month 20 days.
