Abstract

Rapid population growth and the development of increased investment in Sukoharjo regency which was very drastic from 2014 to 2016 amounted to 92% with the highest investment contribution coming from Kartasura District. This has led to increased development and the need for land. This condition affects the increase in the price of land in Kartasura District. This study aims to (1) examine the distribution of land prices in Kartasura Subdistrict and (2) reviewing the suitability of estimated land prices and relative land prices in Kartasura District. The method used in this study is a survey with Purposive Sampling techniques for land use validation and stratified accidental sampling for the suitability of land values with land prices. Land values were obtained from overlapping analysis and the sum of the four parameters determining land values, namely land use, positive accessibility, negative accessibility, and completeness of public utilities. The fourth parameter data was obtained from the interpretation of pleiades image. Land prices are obtained from random population interviews based on the value of the land formed. Conformity is obtained from comparing land values with relative land prices in the field. The results obtained by the suitability of land values with the relative price of land in Kartasura Subdistrict are dominated by according to the broad percentage reaching 93.05% while those that do not match are only 6.95%. Locations that are not suitable are in the villages of Singopuran, Pucangan, Wirogunan, and Kertonatan. The distribution of land prices in Kartasura Subdistrict is dominated by Class III with a medium land price (Rp 2.500.000 – 5.000.000 per m2) of 57.83%. Classes with the narrowest area of 1.81% are class I with very high land prices (Rp 10.000.000 – 15.000.000 per m2). Class II and Class IV with high (Rp 6.000.000 – 9.500.000 per m2) and low land prices (Rp 1.000.000 – 2.000.000) have a wide percentage of 23,001% and 17,35%
