Abstract

The house is a basic human need as a place to live. House deals with land and buildings that are usually called properties. Every year the population is always increasing and the need for shelter also increases. Therefore, housing can be a solution of the needs of residence. The need for home makes many developers have the opportunity to invest by offering housing with various alternatives ranging from price, location, facilities and others. Investment research was conducted in an empty field in Mojosongo Sub-District, Jebres Sub-district, Surakarta Municipality. This study aims to find out how much the demand for a house, how much the total investment plan and whether or not proper housing investment planning. To know the investment planning is done by economic analysis consisting of NPV, IRR, BCR, IP, PP, ROI, and BEP. After obtaining the necessary data and analyzed the economic results obtained NPV value of Rp 530,836,140.12. IRR value of 20.69% > 12%. BCR value of 1.77 > 1, IP value of 1.77 > 1. PP value with fixed cash flow for 13 months 27 days while the PP value with the amount of cash flow is not fixed for 13 months 24 days, the value of ROI before taxes 4.62% per month = 55.45% per year while the value of ROI after tax of 4.17% per month = 50.00% per year. BEP value will be achieved at the time of the 19th day of the 11th day or the BEP value will be achieved when the unit of the house sold as many as 25 units. From the economic studies it can be concluded that the investment planning in the Village Mojosongo District Jebres Surakarta feasible. Keywords : Economic Analysis, Investment, Housing
