Abstract

Land value is the value based on the land capability economically in relation to productivity and economic strategy. Land value is influenced by several factors, including land use factor, positive accessibility, negative accessibility, and completeness of public utilities. This study aims to estimate shareable value of land in the area of research, and analyze the dominant factors that cause variations in the value of land in Mantrijeron Districts by using remote sensing and geographical information systems data. Remote sensing data used are quickbird imagery in 2012. This study uses scoring against some influential parameters including landuse, positive accessibility, negative accessibility, and public utilities. Those parameters produced several maps to be overlaid to get the final result which is the map of the Mantrijeron District land values. The results were the map of Mantrijeron District land values which are divided into three classes, high land values, medium land values , and low land values. The most dominating classes in the Mantrijeron District is medium land values. The dominant factor affecting the value of land in Mantrijeron District is land use factor which is most often appear with higher dignity than the determinants value of the other land.
