Abstract

According to calculations carried out (Hartanti, 2020), the percentage of green open space in Surakarta is 11.70%, consisting of 11.56% public green open space and 0.14% private green open space. Based on Law No. 26 of 2007, the required green open space for a city or district is 30%, which consists of 20% public green open space and 10% private green open space. This is a challenge for all parties to meet the basic target of the percentage of open green space. On the other hand, according to Surakarta City's 2021–2026 regional medium-term development plan, the need for housing has a backlog of 46,105. With an increasing population and a post-pandemic economy, Surakarta has the potential to become denser and the area of green open space to decrease. Apartment construction is one solution, providing people with a place to live at a price that is not more expensive than a landed house. The location of the apartment in the city center provides easy access for apartment users to travel, is practical, has complete facilities, and has guaranteed security. Mixed-use apartments, or apartments whose functions are combined with other space functions, respond to land problems by making land use more optimal. With the post-pandemic economic development and the increasing number of startups in Surakarta, apartments can be combined with the functions of coworking spaces, cafeterias, and others, so that, apart from maximizing land functions, people can be more interested in the facilities and functions provided.
