Abstract

The importance of legal certainty in every transfer of land as a result of the sale and purchase transaction of land rights, the UUPA is required to register the transfer of rights due to the sale and purchase. The practice of buying and selling land and the process of registering land rights in Jogorogo Village, Jogorogo District, Ngawi Regency, East Java there is still a lot to do with practice, for that the author is interested in conducting research with the title: Juridical Overview of the Sale and Purchase of Land Using Underhand Deeds in Jogorogo Village, Jogorogo District, Ngawi Regency, East Java Province. Problem Formulation How is the Legality of Underhanded Deeds in Jogorogo Village, Jogorogo District, Ngawi Regency in Review of the Basic Agrarian Law, How is the Legal Certainty of Agreements in the Sale and Purchase of Land Using Underhand Deeds according to the Applicable Law. The approach method used in this research is a normative juridical approach. Research using normative juridical methods is legal research conducted by examining library materials or secondary data. The results of the research are only Government Regulations that require buying and selling with an authentic deed or buying and selling is considered valid if it is carried out before the PPAT or legalized by an authorized official. in accordance with Article 19 of the UUPA paragraph 1 as follows. "To guarantee legal certainty by the government, land registration is carried out throughout the territory of the Republic of Indonesia according to the provisions stipulated in a Government Regulation". Then also the means of proof of land ownership as a form of legal certainty of land rights is carried out by giving certificates as stated in Article 1 point 20 of Government Regulation Number 24 of 1997.
